This personal paradise overlooks the city of Nice with a 170° outstanding view of the coast, from Saint Jean Cap Ferrat to the Cape of Antibes and the islands of Lerins in the Bay of Cannes

The decorative themes reflect the owner, an Architect and designer. The mixture of French antique and contemporary modern brings comfort, style, and harmony and generates a relaxing interior. The property has this special touch because it is designed to live in and not "for rental only".

Outside there is a fully-equipped heated swimming pool with an outside shower, parasols, jet stream, hydro massage, sound system, exercising floor, pool house, bar and BBQ.

The gardens have mature olive and pine trees with various outside entertaining areas consisting of four terraces (250 m²) with tables, chairs, hammocks, sundecks and parasols - ideal for relaxing. The terraces have different exposures so you can choose to tan or to rest below the shades of the Mediterranean pine trees.

The garden is ideal for children, as there are swings, a sand pit, play house and table tennis table. The pool and the nearby garden are secured so you can keep an eye on the younger members of your party.

The villa comfortably houses sixteen people and can be used as one house or three separate units.

The first floor has an air-conditioned master bedroom, en-suite with mosaic bathroom and shower room, a guest shower-toilet, dining room, lounge with fireplace and piano, kitchen and terrace overlooking the pool.

The second floor is reached via an inner or an outer staircase and has an air-conditioned master bedroom en-suite equipped with Jacuzzi bathtub sharing a breathtaking sea view with the lounge and the dining room.

This floor also has the kitchen, an air-conditioned bedroom en-suite with bath, and guest bathroom-toilet. From here, a staircase leads to an attic with wooden beams and two air-conditioned double bedrooms. In addition, there is a duplex on the second floor with two ensuite double bedrooms, a shower-toilet and kitchenette.

All three units have their own private entrance and can be either isolated or connected with one another from the inside. There is sufficient parking for several cars behind the electric gates, with three spaces under cover. Pool and garden service included.

SITUATION Located on the very top of Gairaut, the highest residential hill on the outskirts of Nice, part of the charm of the villa is its panoramic view and the peacefulness of the location, towards the end of a quiet cul-de-sac. Yet the romantic old city of Nice with its beaches, shops and airport are just a 10 minutes drive away (7km). Nice is the major town on the Cote d'Azur, also known as the French Riviera.You can reach all the Cote d'Azur highspots and beaches within 10 to 25 minutes, including, from East to West, Monaco, Monte-Carlo, Villefranche, St Jean cap Ferrat, Saint Paul de Vence , Antibes, Juan les pins and Cannes. The Italian Riviera cities of San Remo and Vintimiglia are a mere 25 minute drive, while Saint Tropez is only an hour and a half away. In a radius of 3 km you will find a choice of good local restaurants, shops and supermarkets and we'll give you a list of the best places, beaches, restaurants, shops, cafés and boulangeries so you don't lose time looking for the right place. If you play golf you should try one of the wonderful French Riviera courses : Golf de Mandelieu, Riviera golf club Mandelieu, Royal Mougins Golf Club, Golf de Monte-Carlo, Golf de Nice.... Summer Sport Activities include swimming, snorkelling, diving, fishing, surfing, water skiing, jet skiing, boating, sailing, wind surfing, golf, tennis, horse riding, hiking, biking. Winter Sport Activities cater for downhill, alpine and cross country skiing, ice skating, snowmobile...
